OVER 30 YEARS OF EXCELLENCE

TRIAD MANAGEMENT, Inc., was founded in 1978 by TOM METZ its President and Principal Broker. From the beginning our work has been focused in three areas:

• CONDOMINIUM ASSOCIATION MANAGEMENT: This entails working with the Boards of Directors of the various Associations of Apartment Owners in direct supervision of all personnel employed by each Association, financial budget planning for each year, establishing Maintenance Fees to cover each budget, collection and allocation of monies from each Association, and supervision of needed maintenance and repairs in each Association to insure each Owner’s investment is protected and maintains its highest value. Tom works almost exclusively with Association Management.

Located on the Island of Hawaii with offices located in Kailua-Kona, TRIAD MANAGEMENT HANDLES ONLY PROPERTIES LOCATED ON THE ISLAND OF HAWAII. ALL OF OUR FILES, ACCOUNTING RECORDS AND CORRESPONDENCE ARE MAINTAINED IN THIS KONA OFFICE AND ARE EASILY ACCESSIBLE AND AVAILABLE FOR INSPECTION, BY APPOINTMENT, DURING REGULAR BUSINESS HOURS.

• VACATION RENTALS:  HALE KONA KAI  is located  in Kailua-Kona and directly on the ocean. Here we maintain a small on-site office. Your hospitality manager is Ginny; who looks forward  to assisting you in any way possible. Reservations are handled by Adeline Andres who can be reached at (800) 421-3696 or by email at hawaiioceanfront@yahoo.com. In addition to Hale Kona Kai vacation rentals Adeline Andres will assist you in renting our Volcano Village House or our 2 bedroom condo at Punahele.
   

• LONG TERM RENTALS: We handle approximately 100 apartments and houses located here in West Hawaii on a long-term rental basis. These properties are representative of this area and range from simple country properties to luxurious townhouses in gated communities on Alii Drive.

TRIAD MANAGEMENT is a member in good standing of the KONA BOARD OF REALTORS^®, THE HAWAII ASSOCIATION OF REALTORS^®, the NATIONAL ASSOCIATION OF REALTORS^® AND NARPM, the NATIONAL ASSOCIATION OF RENTAL PROPERTY MANAGERS.

TOM METZ has worked actively with the KONA BOARD OF REALTORS^® for many years serving as its Secretary and Vice-President. He has also served on their Grievance Committee and currently is Chairman of the Professional Standards Committee. Tom was also a part-time instructor in Real Estate for the University of Hawaii, Kona Campus. Tom’s sister, JEAN METZ, serves as Rental Manager. Both principals hold Master’s Degrees and have teaching backgrounds. Both are licensed Real Estate Brokers in the State of Hawaii and both are Graduates of the REALTORS^® Institute, GRI.
